2023.06.03 06:10 pregers_ Real Estate completed an Open Inspection without prior notice

Apologies if this is a not suitable sub for this topic. Not sure where else to post.
For context: my partner is moving house next week. He is currently renting, and notified the Real Estate of his notice to vacate as soon as we knew we would be moving (we gave more than 28 days notice).
A few weeks ago, the PM called my partner to confirm his vacate day (June 10th). During this phone call, PM informed my partner that they would like to complete a mid-week open inspection of the property, the week before he vacated. This would fall on June 7/8 roughly. Nothing was confirmed at this time however my partner was aware that he needed to have the place cleaned and ready for presentation by the 7th. He’s a private person and doesn’t like the idea of people walking through his house with all of his belongings, so he planned to be vacated on the 6th, so by the time the mid-week inspections were held, none of his belongings remained at the property.
This morning, my partner began cleaning and packing his things. Suddenly, there was a knock on the door and he answered to a group of people that had arrived for the open inspection. Obviously, he was blindsided and had no idea that an inspection was even scheduled for today, and there was definitely no prior warning or confirmation from RAE. The person from the Real Estate company (not the PM) was apologetic as she said she only knew about the inspection herself a few days prior. My partner at this point was quite frazzled, and explained that he was not informed of an inspection, and the house was definitely not inspection ready. The inspection went ahead and multiple groups of people walked through nonetheless.
My partner, who was now understandably angry, called the PM and basically asked “what the hell is happening”. His PM apologised and said “my bad” for getting his dates mixed up, but did not come across as very apologetic. He mentioned that the landlord was riding his ass to find new tenants for the property (not our problem) so he wants to act fast.
My partner is frustrated that his privacy was violated with little to no remorse. To make things worse, all conversations had with PM were via phone call, so no paper trail to back up or confirm that there had been no mention of an inspection today.
Is my partner within his rights as a renter to send an email to the Real Estate asking for a please explain as well as adequate reimbursement for his privacy invasion? Is there even any reimbursement that he would be eligible for?

Asking for my mother. My grandfather died recently and left my mother his home in a Life Estate and his girlfriend is a Life Tenant of the property.
I posted in RealEstate asking about selling the home at a massive discount with the buyer agreeing to not having full rights to the property until after the tenant's death and a few people mentioned looking into a home equity loan or something, so here I am.
Is this something that can be done? If so, where do I start?

2023.06.03 05:32 TemporaryYesterday89 ‘Off market sale’ and proof of financial capacity just to inspect

We’ve been looking for a commercial property for a while and found one that looked suitable so contacted the agent. They happily gave us some information on the property but when I went to send the online link to someone the same afternoon it had been taken offline. I contacted the agent again and they said it was now an off market sale. When we asked to look through it they requested proof of financial capacity before we could inspect it. We’ve also just found out it’s recently been rented out through a different real estate agency.
Is suddenly moving a property to an off market sale and requiring proof of financial capacity to inspect the property normal? We’re in a rural area and it’s far from an exclusive property; it’s within a pretty affordable price range.
The agent doesn’t have a great reputation around town so I feel like there’s potentially something off about the whole scenario but can’t figure out what it is. Any thoughts?

Recently I've been paying more attention to how limited the inventory is for homes in Costa Mesa. Everything that goes on the market moves into escrow really fast.
I know that's the story in a lot of places right now but this feels like there's a true shift happening, despite interest rates people are regularly buying in at $1M - $1.5M+ and renovating.
Probably because all Newport neighborhoods have become insanely overpriced. $3M+ just to get a modest home in dover shores these days if you're lucky.

Can anybody give me advice on how to get started. Like how to choose a course, should I try in person or online? Does it look better to have a fancy school name on my resume? (Cornell online/ Fordham online have reasonable prices for RE certification classes) since I already have a job do I apply to agencies in the meantime and hope for sponsorship while I study for the exam? What do I do!? Lol thanks in advanced

2023.06.03 05:10 ThrowRA-Rough2768 Is it possible to refinance a conventional FTHB loan to an investment loan within 60 days of purchase?

As the title says, I am wondering if it's possible to change a conventional 30 yr FTHB loan into an investment loan? A situation arose that would require me to keep renting instead of moving into the home. What would be the cost of something like that?
If its not legal to do that or its too expensive, I'll have to move into the home, single. BF absolutely hates this house, and won't move into it. I was lied to and told I could rent it out within a year (30 days to be exact). (I trusted 2 real estate agents instead of confirming it through research).
