So I live in a state with basically no film work. There's a single rental house near me though that does commercial work in a bigger cities. I've rented stuff from them before for student films, and they've seemed interested in trying to hire me once I'm out of school. They seem super knowledgeable about lighting and other technical things that I haven't had experience with yet. The two problems are, they're in a state with no film work and I want to work on film (I currently have no money to live in L.A.), and they all seem to be bigots (they've used the r word plenty of times about random objects when I was just trying to rent some lights, and they seem fairly homophobic). Is it worth it to take a job like this to gain knowledge before leaving for something better, or should I look to leave my location for another non-optimal place with affordable housing before moving to L.A.? Is L.A. even required anymore?

Hey y'all, I'm an incoming Berkeley Law student and I'm looking for a place to stay off-campus because I'll be living with my partner. I have a pretty generally solid concept of how to go about this, but there are a lot of things about renting in a place like Berkeley that make it very different to the small college town I lived in for undergraduate. Any help with any of these questions (I know I have a lot so no need to try and answer them all) I have would be immensely helpful.
  1. I'm looking to move in around early August. As I understand that seems to be the standard. Is there a specific day/week that people tend to move in?
  2. If an apartment says that it's available now, or will be available sometime in June or July, what are the chances that I'd be able to reach out and essentially be like "hey, I want to rent from you but not right now" and they accept my application? Should I only really look at ones that say they'll be available in early August? I guess to summarize: what's a good yet realistic time frame between looking at an apartment in person, signing a lease, and moving in?
  3. Is there a way to approach these rental companies as a student that makes my odds better? I don't know if being a grad student really changes much like I know it does in some places, but I don't want these rental companies blowing me off because I won't be a working professional within the next couple months.
  4. Is Apartments.com a viable resource? I've been using it quite a bit for perusing the area but it dawned on me that it might not be great for the area, not sure.
  5. Do any significant number of students live outside Berkeley in like the Oakland or Richmond area or whatever? Is that really going to be any cheaper?
  6. What are some tell tale signs of something "scammy" going on with the listing? The signs listed on Berkeley's off-campus housing page about avoiding scams was helpful, but from my experience I know there's a lot of ways that either individual landlords/property managers or property management companies can screw you over.
  7. Any neighborhoods to avoid?
  8. Simple question: is a lack of AC really that common? How bad is it like that? I'm from the Deep South so no AC sounds like an actual nightmare but I know that the Bay Area has quite a different climate.
Anyways, if anyone has any thoughts on any of these or anything else they can think of that'd be very helpful and you'd have my eternal appreciation <3

So, around last year my best friend who I also room with in NYC lost his father, and he had a tough time dealing with it, which I totally understood.
He quit his job which is a lot of hours and stress, had to support his family with his savings, and became a little different, which I totally can get and I helped him out the best I could and tried to be as supportive as I can.
He around a year ago asked me a favor because of how he has to send money back now to help his family but at the same time get his mental health back in one piece and take off time from work, that if I can pick up more of the rent until he can his affairs in order. We decided on a split of 4k to 1k, but he told me that he promises he will get this arranged ASAP and he truly appreciates me.
For more clarity our salary differences are varying at the time and even now, as we both are around 24 and I make around 400k and he made around 150k before he quit his job.
However, a year has passed, and my best friend is in still in the same position as he was before. I have pushed him to get work and find a job and move on, but ever since the death of his father, he just does part time work and keeps asking me for more time, but at this time in my life I think it would better for me to move on my own, which I hope doesn’t sound selfish.
So yesterday I told him this, that I am thinking about moving on my own, and he started crying and ridiculing me for being incredibly unsupportive, when all I have done is take bullets for him. Tbh I have never seen him this emotional.
He said it’s not a big deal for me to pay 4k with my salary, and after all the time we spent together, he can’t believe this is how I would be. He said he would give me as much time as I needed if I had a tragedy like he did. He then he said he is going to his moms house and has been there since yesterday. I really don’t know how to proceed.
Am I wrong here? I believe I was being supportive and even paid crazy high rent for around a year just to be a good best friend, but clearly not. Am I not providing enough time for someone to bounce back from a tragedy? Am I wrong here?

My wife and I have a house that we rent out and we always try to be very responsive and reasonable landlords. We promptly respond with professionals to repair issues and do spring and fall inspections with annual maintenance checklists.
Last week the tenant in our rental discovered water damage in two of the bedroom closets. We promptly (that day) hired a mold remediation contractor to quote the repair and testing and immediately approved the quote and the work is scheduled to begin in a few days. The tenants eluded that they might go stay in a hotel while the work is being performed. The company said 90% of the time the residents remain living in the house while they do their work which takes about two days.
My wife thinks it might be appropriate to pay for our tenants hotel room. I'm nervous about offering to pay for a hotel, because it feels like signing a blank check. If the repair ends up taking longer and they want to stay in the hotel for weeks, that could get quite costly. I'm not sure what our responsibly is in this situation. It seems like my responsibility as a landlord is to repair the problem with the house promptly and professionally. I thought maybe I could discount the rent for a month to account for the room that's not usable as a gesture.
I'd appreciate any advice people here might have.

I posted about a problematic STR in my neighborhood back in February during Mardi Gras. It's a big, old New Orleans house uptown with an out of state owner who was routinely renting out five dog-friendly units to guests - mainly using VRBO with a "cash only" option. On the suggestion of this subreddit, I checked the legal status of the rental (permits denied) and then reported the property via the government website. I also spoke to my city council person about it. The owners continued to rent the units with a housekeeper coming every few days as people came in and out.... as recently as two days ago. But then... today...
A magical FOR LEASE sign has gone out in front of the property!
I am happy to report that the methods set up by the city regarding STR reporting, while not immediate, ARE effective. Thanks to everyone who suggested solutions. :)

We pivoted away from that managed service orientation to our real “soul” as a software-based solution at the end of 2022, having invested over $3 million in completing the Platform.
We have recently announced anchor customers in multiple industry segments. We expect that the revenue generated over the next 12 months from these announcements will exceed more than three times our previous annual revenue and will grow.
IT and Retail Services:
Most of our historical revenue has come from this segment. We have completed projects for such companies as Target, Home Depot, McDonalds, US Bank, 7Eleven, and AT&T. Our median work order is $250 for a 2.65-hour engagement.
Smart Homes/Buildings:
The Smart Home Industry is already large and is expected to grow quickly. We have installed smart door locks, smart switches, access control, smart thermostats, and water leak sensors at an average per unit revenue of $200-250.
Hospitality:
Regulations to protect employees and guests in hotels are changing rapidly. We have been engaged to install panic buttons and other wireless technologies in a leading hotel group. These projects will be sold on a monthly recurring revenue basis
Financial Summary:
Our gross margin of 40% from 2022/21 is expected to continue in 2023. Operating Expenses ran $2.2 million in 2022, and there will be no major changes in fixed costs. An expected $6 million revenue rate would result in a near cash flow breakeven, with a continued investment in our technology and sales efforts fostering growth into 2024. We expect to see the effects of these recent partnerships from Q3 onwards.

The Company has answered all questions as part of the preliminary review. However, there is a secondary review related to a filing that was not made back in 2010. This does not pertain to present management or operations, and we remain confident that we will announce a change in due course.

I heard that many housing corporations do not work with rental agencies, but also they might have options that never make their way to Funda/Pararius/etc. What's your experience, Reddit?

Our rental duplex has formed a small union to negotiate with our landlord. We have regular dinners together to hang out and talk strategy. This winter we came up with this list of local tenants rights based on the most recent housing laws in Oly. Hope it helps others. Most of the time landlords get away with this stuff because nobody knows they are illegal and they don't have anyone elsento discuss strategy with.
  1. MOVE IN CHECKLIST: Tenants shouldn’t have to give a security deposit without receiving a move-in checklist of the unit conditions from the landlord
  2. GET YOUT DEPOSIT: If you don’t get your deposit (or an invoiced list of damages/repairs) back within 21 days of moving out then you are entitled to 3 times the amount of the deposit.
  3. NO SURPRISE VISITS: Tenants do not have to let landlords into the rented property for any reason without a written 48 hour advance notice.
  4. GET STUFF FIXED: Most emergency repairs (heating, cooling, flooding, leaking, gas) the landlord has 72 hours to fix after getting notice, and 10 days for non-emergency repairs.
  5. PETS CAN’T PAY RENT: Tenants cannot be charged monthly pet rent/fees
  6. PAY HOW YOU WANT: Tenants can choose to pay rent in whatever way they want including checks, cash, or electronic
  7. NO NOTICE, NO RENT: When the landlord wants to increase rent they have to give at least 60 days advance written notice. If it is more than a 5% increase they have to give 90 days written notice. If more than 10% it has to be at least 120 day advance notice. If you don’t get a timely written notice from your landlord about rent increases then you can legally ignore the rent increase notice.
  8. NO BS FEES: One time administrative fees are not allowed in Olympia You can pay deposits/move in fees over 1 month’s rent you can pay in installments
  9. NO CAUSE NO EVICTION: A landlord cannot terminate your tenancy without a legal reason, and that reason dictates how much advance notice you need to be given.
  10. NO LOCK-OUTS: All lockouts are illegal.
  11. YOU ALWAYS HAVE RIGHTS: Tenants cannot waive any of their rights, even if your landlord makes you sign them away.

I (46F) have a MLIS and my husband has a great remote job that he can work anywhere in the US. I have 20yrs experience in my field and am not too worried about finding employment. I could also be unemployed for 6 months without too much financial concern.
We currently live in CO, USA and have decided that we want to move to a lower cost of living state so we can retire sooner. My husband basically told me I can decide where we live since it would be me who would need to find a job.
Here is what I am looking for: - Lower cost of living than Fort Collins, CO - Colder climate - CO summers are getting too hot and I like the cold and snow (hate the wind) - As liberal as possible with a good public library system - I would be at management level - Would like a 3bed/2bath house on, at least, 5 acres. - It would only be the two of us so I don't care about schools. - Walk/bike friendly area - Access to airport, museums, concert venues, and good restaurants.
We are selling our house in CO and when that is sold will not have any debt at all. Should, hopefully, walk away with $350k profit. The plan is to buy some rentals in MO (his whole family is there and we go there often) and then get a mortgage for our home that we will live in.
I have been looking at Pennsylvania Any thoughts?

I (24f) used to date this guy who basically saw me as a damsel. I didn’t have my license, lived in government housing, etc. I did have a good job and was saving up. I had the money, but I was trying to find a place with decent rent. He was practically given everything. Both of his parents have good jobs and he even faced DUI charges and was able to bounce back from it since his mom married a lawyer. His grandma owned the property he lived on, which was a tiny shed turned into a house. All he had to pay were the utilities and property tax. That’s basically it. He truly didn’t know how good he had it to have that kind of support. He’s had so many things just handed to him.
He uses Reddit so there’s a possibility he will see this. Despite me being a single mom now (which I’m sure he judges me for), I have my own place, my own car, and I’m now 3 years clean. I’m not sure if he still struggles with alcohol like he used to, or the pill usage he doesn’t know I’m aware of, but I can honestly say I worked a lot harder for this. I’d love to rub in his face that I made it. He only ever doubted me and I’m doing great.

I’ve been living at my current apartment for almost two years now. Last fall my landlord asked to increase rent and I said she could increase 5% which is the max allowed in NS. She didn’t seem to like it. A month or so later, she told me she has family moving in this September so I have to leave. I haven’t argued in case it is true. The housing crisis is real in my city, and the rent is absurdly high anywhere nearby. And even if I’m willing to pay, it’s hard to find a place to begin with. I don’t want to argue with my landlord but I also wonder if there actually is a family moving in. I’m a little hesitant to go to a small landlord at this point and might only aim for rental buildings going forward.

Hello all,
My finance and I just moved into a rental, and are looking for our first sectional. We have 2 dogs, no kids, and are hoping to be able to buy a house in 1-2yrs, but we need something more than my old recliner. The living room is different from anything I've ever had, so here is a layout picture. Currently the plan is to have the have a TV on the wall to the Right of the fireplace, bookcases on the wall between the living room and kitchen(that I am planning on building myself), and a small table on the wall to the Right of the foyer. We are thinking about a U shaped sectional in the center of the living room facing the TV, but want something modular so we can change it if that doesn't work. Neither of us claim to be good at decorating, so any and all advise is appreciated. She was thinking about a blue/green color scheme and likes mid-century modern type furniture.
Any advise on sectional and layout would be greatly appreciated.
Edit: Trying to stay below $2,500 for the sectional, and will also need to figure out a rug for this space. Again, any help, tips, advice, questions would be appreciated.
